Every industry is cut throat and to stand out requires a mix of the above mentioned qualities and much more!
The Ahmedabad real estate industry is not much different. Have you ever wondered why people tend to only see the success stories, winners, awards, the glamour, money and not suffering, failure, loneliness, commitment, etc.? (Just naming a few of the million sacrifices one needs to make.) It is because a large majority of people will never actually do that in order to achieve their own goals, maintaining a laser-like focus to inch closer towards their dreams.
Vipul Charoliya's incredible story is no different. Boosting himself to an unparalleled position in the Ahmedabad real estate market from a heart-wrenching experience is one worth knowing! Today he's known as the pioneer behind building Vatva's first luxurious commercial space, completed with top-class facilities; but what one doesn't know is what got him there. Here's the remarkable journey of Vipul Charoliya!
Taking his first breath in Ahmedabad, Gujarat where building & construction industry was a pre-dominant one; it was only natural for Mr. Vipul to be surrounded by bricks, cement and mortar ever since childhood. Being a second generation builder by birth himself, he watched, observed and noted every move of his father very closely and was since early years focused on making a career in the same path. Raised in Ahmedabad and having closely seen the market flows in Maninagar and Vatva to name a few, he was keen on making his mark in the real estate industry of Ahmedabad.
Nobody enters an industry anywhere in the world like a beast or a king; they make their first step like many others. It is ultimately their character, choices, moves, strategies, relations and goals which make them different and decides their place in the industry. Likewise, Mr. Vipul entered this gigantic concrete jungle by starting off in renovations and small time building works in 2009-2010. He, gradually felt inclined towards buildings and residences in particular through everyday experiences and learnt the most during various stints and roles, Now comes the main part; the part of life, the stage when you apply your learning and experience to fulfill your passion, when you enter the competitive world.
There is no dearth of businesses in any industry, and no matter how it may seem, there is extreme competition to stay on the top. Look at the brighter side of business and you'll remember what Jack Ma, the richest man in China and the founder & executive chairman of the Alibaba Group once said about business, when comparing it with a regular job. "Profit is better than salaries because salaries can make you a living, but profits can bring you a fortune." Making a business also enhances one's name and gives one chance to showcase their skills and learning and most importantly, provide jobs to many in an already shrinking job market, and last but not the least, loving every moment of what the person enjoys doing.
As Mr. Vipul now entered the ever competitive Ahmedabad real estate lobby, he began with constructions and it all started in Vatva, in 2015 where he ideated the creation of Roopvilla & Roopvilla bungalows. This was met by a lot of positive reaction by the people and the builders' community and it seemed that there could be nothing better to start one's business like that.
But, life always has unexpected turns for everyone. Sometimes, it is for the good, sometimes for the bad. But whatever it is, it is a test of overall character of a person. The second project, Viaan Residency & Commercial spaces did not start as it was expected to. Imagine a person pooling in all his life's earnings and a lifetime of savings and investments to fulfill his passion. Well, that was exactly what Mr. Vipul did, but the project started out to be a not-so-desired one as it was met with a few problems, mainly pertaining to land issues; arising because of red-tape bureaucracy by the land licensing authorities, government rules and regulations, the Real Estate Regulatory Act, etc. This was just the start for the arrival of problems - in lead to financial stress and disrupting operations and cash flow.
Sounds tough, isn't it? Now, in situations like these, you expect your family, friends and associates to be with you and support you all along the path to resurgence. But what if people who you expect to be with you, no matter what, the extreme close ones leave you when you're at your weakest? That's something a person would not want in the wildest of his dreams. But here it was; the nightmare had become a reality for Mr. Vipul and he saw his close friends and associates desert him at the time he was at his most vulnerable. 2017 has now become an unforgettable point of breakdown and loss of hopes.
In such a situation which can only be described worse than a failure; people would step in to the ways to get themselves out of the prevailing situation-turning into anti-depressants like drugs, alcohol or tobacco for the same, or worse, even thinking of ending their life; for no matter how it may sound, in reality, it becomes a point of no return.
But, unlike others, Mr. Vipul considered this as a test of his character and took it up as a challenge. Despite suffering heavy losses and not having enough to sustain himself properly; what makes him stand out is that even in such a situation, he did not fire even one of his employees, instead, got in finances to maintain a regular flow of finances for its employees to help them with their work. Irrespective of whatever the nature of work was, Mr. Vipul he firmly believed that the very bedrock or foundation of an organization is its employees. Keep them happy and motivated and see an organization rocket to success automatically was something he believed in.
Constructing the Viaan Residency and Viaan Commercial Spaces had been his dream for long and he was not ready to part with it, no matter what it took. His dedication and commitment to building this was such that when his son was born, he named him after his dream project, Viaan. As strange as it may sound; as people usually tend to name monuments or buildings or spaces after their closes ones, however, in this case it was the other way around. Shows some strong commitment and dedication, doesn't it?
We commonly know Vatva as an industrial corridor and it is common for industries, factories or production units to be set up there. Making Vatva's first ever commercial space and ultra-luxurious residences coupled with modern amenities with a gym, swimming pool, etc. would therefore be a challenge; and 'firsts' are always watched very closely by people and competitors alike and therefore, it served as a motivation for Mr. Vipul to go all out to fulfill his dream.
All successful qualities of a person might go off unnoticed, as in the journey on the road to success, but once success comes, it is definitely one worth remembering. Success tastes sweet, doesn't it? For the creation of Viaan Residency & Commercial Spaces, Mr. Vipul and Viaan Buildcon was awarded a lot of awards and honors.
In 2018, the Viaan Buildcon won the 'Divya Bhaskar Eminence Award for Best Luxurious Projects & Commercial Project in Vatva'. In the same year, in October, the company took part in a Real Estate Exhibition and ended up bagging the 'Divya Bhaskar Reality Expo Award' as well.
In 2019, the company received the 'TV9 CSR Activities Award' from the Chief Minister of Gujarat, Shri Vijay Rupani. The director and company openly engage in funding and helping differently abled students with respect to their studies and daily activities. In what happens once a month, the director along with his family, the employees and their families organize a function at the school and regularly interact and play with the students, to keep up the morale and engage in a collective spirit. And it is does not stop there! The company, during winters supplies blankets and other warming apparels to the families of the site laborers and the homeless and the downtrodden. Does it end there? No! Nutrition and health comes into the scene as well. During summers, the company organizes health camps for people and gives glucose and buttermilk to people travelling on highways and hot roads.
That indeed is some strong sense of Corporate Social Responsibility, isn't it?
And that is not all about Mr. Vipul! His employees consider him as the cool & calm man of the company as his tension - free attitude, patience and enduring approach to any situation is one to learn from. With an ever helping hand to his employees in any situation or whenever in need and an emphatic understanding of people in trouble and his friendly attitude, he rightly maintains his oneness with staff.
His way of working, personality and experience has gone a long way in inspiring a lot of people both inside and outside his organization to learn and grow.
